Son Parera V will save 3,300 MWh of energy and 84,000 m3 of water throughout its life cycle.

Units in this residential development –comprising 34 one-, two-, three- and four-bed homes - are currently in the final stage of being handed over.

Son Parera, Palma de MallorcaACCIONA Real Estate is currently handing over the last homes that make up its Son Parera residential development in Palma de Mallorca. The 34 eco-efficient homes that comprise this phase will allow energy savings of up to 3,300 MWh and will save 84,000 cubic metres of water over their estimated 50-year life cycle. The water saved will be equivalent to 33 Olympic-sized swimming pools, while the CO2 emissions avoided will be the same as the carbon dioxide absorbed by 1,100 trees.

Phase V of the Son Parera development comprises 34 homes (1-, 2-, 3- and 4-bedroom) with garage and store-room, and is located some five minutes from downtown Palma de Mallorca, just 40 metres away from the beach. The development also has its own communal gardens and swimming pool. The entire complex has been built applying bioclimatic architecture eco-efficient construction criteria, from the way the homes are facing, to the use throughout of advanced insulation materials and double glazing. These and other environment-friendly measures are also aimed keeping down running costs and achieving important medium- and long-term savings in electricity, gas and water bills.

With running costs in mind, the development also features a range of energy-saving devices, such as solar panels for pre-heating domestic water. Similarly, the homes are fitted with Inverter Compressor air conditioning systems, which adapt automatically to the real demand for heat and cold and avoid the use of toxic refrigerating gases. Movement detectors in communal spaces inside the building make for efficient lighting.

Son Parera also boasts the latest technology in efficient water use, such as faucets with shut-off valves, double-flushing cisterns and independent systems for running-off and reusing rain water. Outside, grounds and gardens are laid out with xerophile plants and feature automated watering systems. In addition, the swimming pool is equipped with a saline electrolysis system for treating the water, improving water quality and reducing the use of chlorine.

The homes now being handed-over make up the last-but-one of the six phases of the 171-unit Son Parera residential development. Units from the sixth and final phase are currently up for sale.

Pioneers in eco-efficient homes

ACCIONA Real Estate applies sustainability criteria in all of its developments, and one of the Company’s main objectives is to develop projects that help not only to care for the environment but also to keep down running costs for home-owners. ACCIONA Real Estate applies three basic principles to each of its projects: saving energy, efficient use of water and “clean” construction and sustainable design.

ACCIONA Real Estate homes are designed to save energy, and come equipped with materials and devices that allow overall energy efficiency, limiting heating demand through passive insulation techniques and materials. Bioclimatic architecture technologies are used, as too are efficient heating and air conditioning systems, renewable energies –solar thermal, among others- regulating and automation systems, efficient lighting –low-consumption lights and timers-, energy efficient electrical appliances (A, A++) and low-consumption elevators.

ACCIONA also contributes to the efficient use of water inside the homes by installing faucets with faucet aerators and double-flushing cisterns. Outside, in grounds and gardens, this is achieved with automated watering systems, native plants and recycling and reuse systems for grey water and rainwater which are subsequently used for watering common areas.

Where construction is concerned, improvements in terms of habitability and accessibility are a permanent feature in all Company projects, and advantages include better noise abatement and ventilation, built-in easy maintenance and efficient construction systems, among others. Moreover, all ACCIONA Real Estate construction materials are environment-friendly, Life Cycle Analysis and Assessment (LCA) is used to assess environmental impacts, and extensive use is made of environmentally certified recycled materials and FSC-certified wood; the Company also uses chlorine-free water quality systems for swimming pools and alternative waste management systems.
